Takapuna Rental Property Makeover

Renovations.co.nz can assist clients with rental makeovers resulting in better returns and attracting better tenants.  The Takapuna rental project entailed a third bedroom extension and complete overhaul of the inside including a new open planned kitchen and modernisation of the bathroom.  Building the extension with weatherboards and matching the existing timber joinery allowed the addition to blend in while keeping costs to a minimum.  A three-coat paint system with a modern colour scheme ensures the property is now at full impact for the rental market.

 

Ellerslie Major Renovation and Extension

Having bought a dilapidated property in Ellerslie, clients Craig and Amy called upon renovations.co.nz to work along side their vision to create a healthy, warm, open planned home while catering to their needs of a growing family.  Completely stripping back the inside insulation levels exceeded the minimum building code requirement.  New double- glazed windows and doors and a new state of the art heat pump insures this house is ready for whatever mother nature throws at it.  A spacious master bedroom, walk in wardrobe and ensuite make up the new addition.  Underfloor heating was installed as an added extra.  Renovations.co.nz saw the project through from start to finish, from liaising with council through to booking inspections.

 

Beachhaven Dormer Roof Extension

Listening to the client’s wish list Renovations.co.nz took full control of this project from design through to completion.  Lifting the first floor walls and raising the exposed rafter roof allowed ample space for a double bedroom, ensuite and study.  A- framed houses are notorious for unusable space so when the team handed over the key the client couldn’t believe how much extra room was added by altering a few walls and raising the roof.  Reusing the existing Douglas fir beams assured the end result tied in nicely with the rest of the house.

 

Karaka Bed and Breakfast

Renovations.co.nz was given the challenge of making something special from within the existing structure.  Considering the clients wishes and consulting our design professionals the team came up with a plan to push the southern wall out and raise the roof pitch to match the existing and construct a self supporting ceiling to create an element of Grandness and space.  The honeymoon suite now boasts an extra large master bedroom, living area and luxurious ensuite.  The high stud ceiling is the highlight of the project and the recycled windows allows the stunning views to be enjoyed from anywhere in the room.

Hillcrest Swimming Pool Reconstruction

A tired 1980’s swimming pool and entertainment area was in dyer need of a makeover.  Andrew and the team at Renovations.co.nz got to work immediately demolishing the existing surroundings.  By marbling the pool in a deep blue colour and retiling with a mosaic strip the pool now has a fresh, modern feel and the coloured concrete blends well with the new boundary coping tile.  Plastering the fence and adding a fence cap tied the whole area together.

 

West Harbour Outdoor Living Enlargement

Julie and Phil of West Harbour contacted Renovations.co.nz for advice on how to improve the value of their stunning home.  Andrew suggested the key is in maximising what you’ve already got, the view.  So by increasing their outdoor living to take in the Auckland City Skyline, Julie and Phil have improved profitability whilst not having to spend a small fortune.

 

Takapuna Colonial Fence Project

After meeting with the home owners of this Takapuna home, Renovations.co.nz sent their fencing team in to design a boundary fence that compliments the style of house it borders.  Although often thought of as “just a fence” the renovation team believe a fence is the business card to your home and it is critical to get the style right to maximise street appeal.

 

Glenfield Covered Pergola and Barbecue Area

Tired of having nowhere to just relax and shelter from the weather, Paul and Rebecca wanted a timber structure that was safe, water tight and a covered area to entertain friends, and that’s exactly what they got.  Andrew and the team have added value to this property whist working to a tight budget.

 

Glenfield Large Retaining Wall and Enlargement of Useable Area

The most challenging projects are often the most rewarding.  Faced with the task of a steep section, zero access and a long driveway, the elements were against us before we even started the Glenfield retaining wall project.  The client’s word was final, and the team at Renovations.co.nz began on the task to reclaim usable, level, outdoor space.  The posts being 2 metres into the ground meant a mini Dingo was needed to bore the holes.  Taking a section of fence out along the driveway allowed the Dingo to track its way to the back of the section and after a days drilling the holes were complete!  The challenging part was over and the result is a strong, clean lined retaining wall.  This wall has turned a steep, useless piece of land into a level piece of back lawn!
